Hey neighbors,

Saturday May 9 has six things on the same calendar page. Mother's Day eve, the Southwest Plaza Farmers Market opens for the season, a new organic farm grand-opens out in Morrison, the Mid-Century Modern Scavenger Hunt rolls out at Arapahoe Plaza, the Hot Rod Cruise pulls into Woodlawn, and a Pokémon walk loops through downtown Littleton. Plan accordingly.

Before all that, three things this week worth your attention. Pier 7 starts active repair Monday morning. The TrailMark hearing finally happened. And a couple of neighbors have been quietly giving away free bikes out of their driveway for five years now.

BIG NEWS

The McReynolds 5th Annual Free Bike. Bring them a bike now, they hand it to a kid in June. Katie and Myles McReynolds have been running a free bike giveaway in Littleton for five years. First year was twelve bikes donated by neighbors and friends, handed out alongside the Louthan Street Market Day they were already throwing. Demand outran supply immediately. They've expanded every year since. This year is Saturday, June 13, 9 AM to 2 PM, and they're collecting donated bikes (kids', adults', bikes with trailers, anything in usable shape) between now and then. Volunteer prep is Friday June 6, 4:30 to 7:30 PM. Katie sits on Littleton's Transportation and Mobility Board. Her line on the project: "It just makes sense to reduce, reuse, and recycle." Pier 7 Phase 2 starts Monday May 4. Phase 1 of CDOT's $2.5 million bridge repair on the southbound Santa Fe → eastbound C-470 flyover wrapped April 18. Phase 2 (the actual pier-cap-and-column work) starts Monday morning. Crews will be on site daytime Monday through Saturday, with occasional overnight, weekend, and 24-hour shifts. The lane closure on the C-470 westbound off-ramp to northbound Santa Fe stays in place for the duration. Completion target unchanged: fall 2026. CDOT's deputy communications manager on the shoring towers everybody can see from the road: "The shoring/support system is not intended to be permanent. It will remain in place as needed while the interim repairs are completed."

The TrailMark Shea Homes hearing happened Monday. The action summary is still in draft. Three resolutions were on Planning Commission's April 27 agenda: an amendment to the Chatfield Activity Center Comprehensive Development Plan, a Future Land Use Map change for the parcel from Suburban Commercial to Suburban Residential, and a Rezoning from Corridor-Mixed/Planned Development Overlay to Small Lot Residential. All three were drafted as "recommending approval to City Council." Whatever the Commission did with them is still draft minutes. The Action and Result columns on legistar both say "Not available" as of Thursday afternoon. The Commission only recommends. City Council makes the final call. We'll have the vote in Issue #6 once minutes go final.

Waterton Canyon stays open both weekends in this stretch. The 4/27-5/8 closure is weekday-only. Sunday's 73° forecast is the strongest hiking day of the week.

NEW & NOTABLE

Grace Farm & Gardens grand opens this Saturday, as promised. Last week I flagged the date and said full coverage was coming. Here it is. Lynda Drum is the owner-operator. The farm sits on two acres at 12475 W. Belleview Ave. The address is technically Morrison, ZIP 80465. But the farm sits right off 470 and Belleview, west of Wadsworth, well inside the foothills coverage. The whole project runs on a partnership with the Developmental Disability Resource Center (DDRC) that funds job training and supported employment for adults with intellectual and developmental disabilities. Encouraging Development Inc. is the planned partner for the formal Supported Employment program. Day-of: food truck, live music, fresh produce, cut flowers, garden statuary, miniature cows, ponies, dwarf goats, chickens, and a country boutique. Confirm hours via Grace Farm's Facebook page before heading out.

Avenue Q runs at Town Hall Arts Center May 8 through June 7. Tony-winning puppet musical. Content advisory in the venue's own words: "strong language, puppet sexuality, references to Canada, and adult themes. Audience discretion is advised." That is not a kids' show. Box office: 303-794-2787.

TRAIL REPORT

Waterton Canyon: weekends are open. The 4/27-5/8 closure is weekday-only, so both this weekend (5/2-3) and next (5/9-10) are accessible. Full weekday access returns Monday May 11. Sunday's 73° forecast is the best window of the stretch.

Black Bear Trail is closed February 1 through July 31 to protect nesting raptors. Affects through-trips between Deer Creek Canyon and Hildebrand Ranch.

Hildebrand Ranch's Two Brands Trail (NE segment) is closed Monday-Thursday from 8:30 AM to 4 PM through spring, for trail maintenance. Weekends and Fridays are still open.

Stage 1 fire restrictions are still in effect. Same advice as last week. No Red Flag Warnings in the forecast.

GOOD TO KNOW

Drought pricing kicks in for May usage. Denver Water's Stage 1 surcharge starts on water you use this month, and it'll show up first on June bills. The pricing runs through April 30, 2027. The 2-day-per-week schedule is unchanged from last week. Denver Water's other reminder, worth repeating: don't fire up your auto sprinkler system until at least mid-to-late May. The April moisture is still doing real work. You don't need to be the neighbor whose system runs in the rain.

Manning update: no new public council action on the 1st Street Farms loan since the April 14 study session. Will flag when it returns.

Mineral Station rail context: the Front Range Passenger Rail district is scaling back its proposed sales-tax footprint to major cities ahead of a 2026 ballot, per Colorado Sun reporting. Littleton's March recommendation for the Mineral stop survives the trim. The district makes the final call.

REAL ESTATE SNAPSHOT

Two sales tell this week's range. 6306 S Miller Ct in Alpers Farm (five bed, four bath, 3,234 square feet, fully remodeled) listed back on August 29, 2025 at $850,000. Took two price cuts (October to $845K, February to $840K). Pending late March. Sold April 24 for $770,000, about 9.4% under the original list, after seven months on the market. A few minutes south, 5667 S Urban St #102 (a three-bed condo, 1,356 square feet) listed March 12 at $350,000, pending in fifteen days, sold April 20 for $340,000. Same ZIP, very different paces. If you list above what comps support in this market, you're going to wait.
